QUESTIONS THAT ARE FREQUENTLY ASKED BY NEW CLIENTS OF REAL PROPERTY MANAGEMENT CALIFORNIA COAST

Below are just a few of the questions that are frequently asked by our new clients.

Q: What areas do you serve?

A: We provide professional, full-service property management in Torrance, Redondo Beach, Hermosa Beach, Manhattan Beach, El Segundo, Playa Del Rey, Marina Del Rey, Venice, Santa Monica and surrounding areas.

 Q: How much will my property lease for in today's market?

A: Ultimately the rental market will dictate. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions.  You will determine the final rent prior to advertising the property. 

Q: Who pays for the marketing of my property?

A: We pay for all signage and labor costs related to marketing your property for rent.  We will also place your property on our website and our rental listing hot sheet as part of our service.  If the owner wants additional advertising the owner pays for the cost of advertising the available property in local periodicals at special discount pricing.

Q: If I want to do additional advertising to help my property rent quickly, what are my options?

A: We believe the best option for advertising available properties is our Internet Marketing Program. 

  • We can add your property to the Multiple Listing Service.  This Internet driven service will highlight your property to 1000's of California licensed agents and their clients.  The cost for this service is equal to 1/2 months rent.  This charge will pay the agent who may bring the lessee.
  • Your property will have a dedicated page and marketing flyer on Internet ads. This is more comprehensive than newspaper advertisements.
  • These websites drive unlimited leads which we will track for you. 
  • Local and out of state renters are able to search for a rental prior to their moves. 

Q: What is typically involved in preparing a property to be rented?

A: Generally, you should expect to make the property move-in ready for a tenant. Your property will rent quicker and demand a higher rental value if it is in good condition.

Q: How are tenants selected?

 A: Our background check is thorough and comprehensive to ensure we select quality tenants.  We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history. 

Q: Who pays for maintenance and repairs to my property?

A: The owner pays for maintenance and repairs.  The repair costs are taken from the proceeds of the rents collected.  There are rare occasions when the tenant has agreed to assume responsibility.

Q: Can you handle the Eviction if it is required?

 A: With our optional "Eviction Protection Program",  we will handle all aspects of the uncontested Eviction.  We have attorneys who specialize in Evictions.  Therefore, getting the tenants out fast.   This service can save the owner up to $1,500.00!

Q: I am living in England, do you perform property inspections?

  A: We will do periodic inspections to the exterior and interior of the property.  These inspections allow us to evaluate the needs of the properties.  This also insures the tenants are treating the property with respect.  You as an owner will be able to log-in from anywhere in the world and see the status of your property.
