RPM will access and verify your credit and rental history, perform a
criminal background check and eviction history through one or more
national credit reporting agencies. Your application may be denied for
any of the following reasons:
Legal and verifiable household income
report contains open bankruptcies or open recent collections
(Discharged Bankruptcies may be accepted), or a credit score of less
Unfavorable rental reference(s) or any current disputes with landlords
Unverifiable information on your credit application
False information given on the rental application
Incomplete or unsigned rental application
Payment for application processing fee dishonored by applicant's bank or issuing institution
Felony criminal convictions that are drug or violence related
Expressing threatening or abusive behavior or language during the application or rental process.
Application Process: RPM evaluates every application in the following manner:
COMPLETE APPLICATIONS (including requested documentation) are processed in the order that they are received.
Once applications are FULLY processed, successful applicants are notified that they are eligible to rent. MORE THAN ONE APPLICANT MAY BE NOTIFIED if there are multiple qualified applicants.
deposit equivalent to one month rent will hold the property for up to 14 days subject to RPM Holding Deposit Agreement. Deposit submitted with
an application DOES NOT GUARANTEE THAT THE APPLICANT WILL BE OFFERED
THE PROPERTY. Deposits received at the time of application are returned
in full if the applicant is not offered the property. ALL initial
funds must be in the form of a money order, cashier's check or credit
card (convenience fee applies). CASH IS NOT
ACCEPTED AT ANY TIME FOR DEPOSIT OR FOR THE FIRST MONTH RENT. CHECK CAN BE USED FOR DEPOSIT IF POSSESSION DATE IF 14 DAYS AFTER DEPOSIT RECEIVED. A NSF FEE OF $35.00 WILL APPLY TO ALL RETURNED CHECKS BY YOUR BANKING INSTITUTION.

APPLICATIONS FEES 2014
California Coast is committed to serving both our owners tenants and
prospective tenants fairly and in accordance with California Laws and
Regulation. In accordance with CA Civil Code 1950.6 section b) The
amount of the application screening fee shall not be greater than the
actual out of pocket costs of gathering information concerning the
applicant, including, but not limited to, the cost of using a tenant
screening service or a consumer credit reporting service, and the
reasonable value of time spent by the landlord or his or her agent in
obtaining information on the applicant.
